Diane Shampine and Kim Muir run the transactions and the day to day. Title search and examination is handled in house. No call centre, no file handed down a chain. You deal with whoever answers, and you can walk in and sit down with her.

The title policy premium is set by Florida law and based on the purchase price. Nobody can undercut it and nobody can pad it.

The 1919 brick house

William C. Braddock, Jr. built the house in 1919. It was the first in town with mechanical refrigeration and, as far as anyone here knows, still the only one with a cellar. Sebastian was not incorporated as a city until 1923, and Indian River County did not exist until 1925. Every deed we search is younger than the room you sign in.

How a closing runs

From contract to keys, without surprises.

Most of what goes wrong at a closing is something nobody was told about until the day. Here is the order we work in so that does not happen.

The contract reaches us

Your agent or lender sends the contract. We open the file the same day and tell you which of us is handling it.

We search the title

We search and examine the title in house: liens, judgments, open permits, survey and boundary questions. If there is a defect we call you, explain it in plain words, and start clearing it.

Not sure what you need?

Describe the property and the closing date. If it is not something we handle, we will tell you who does.

What does a title company actually do?

We search the public record for anything attached to the property — liens, judgments, unpaid taxes, open permits, boundary and access problems — clear what we can, hold the money in escrow, run the closing, record the deed and mortgage with the county, and issue the title insurance policy.

Does it cost more to close with you?

No. Florida sets the title insurance premium by the purchase price, so every title company in the state charges the same premium on the same sale. What differs between companies is who handles the file and how quickly they call you back.

Will you ever email me wiring instructions?

Never. We will not email you wire instructions, and we will not change instructions we have already given you by email. If you receive an email that appears to come from us with bank details in it, do not act on it. Call (772) 581-0084 and speak to a person before you send any money.

How long does a closing take?

A clean residential file usually runs on the timetable in the contract. What extends it is a defect on the title — an old mortgage never released, an heir who never signed, a lien from a contractor. We start clearing those the day we find them and we tell you the same day.

What do I bring to closing?

Government photo ID for every person signing, and certified funds or a wire that has been verified by phone with us first. If you are married, your spouse may need to sign even if they are not on the deed. We will tell you before the day, not at the table.

Do you close outside Indian River, Brevard and St. Lucie?

Those three counties are most of what we do. If your property sits somewhere else in Florida we can still handle the closing here, so you sign in Sebastian rather than drive across the state.
