1208 US-1 — this is the office
You can walk into this one. Much of the city sits inside Sebastian Highlands, a General Development Corporation subdivision, which carries its own chain-of-title questions.
Vero Beach
13 miles south · Indian River County
Straight down US-1, about 22 minutes. Indian River records at the courthouse on 16th Avenue, and e-recording goes through CSC, ePN and Simplifile.
Palm Bay
17 miles north · Brevard County
Palm Bay has grown 23.7% since 2020, roughly eight times Melbourne’s rate. Almost all of it was platted by one developer in the early 1960s, and that shows up as single-lot chains that have not moved in decades, heir and estate problems, and new plats, which cannot be e-recorded in Brevard at all.
Melbourne
21 miles north · Brevard County
Melbourne and Eau Gallie were separate towns until they voted to merge in 1969. Anything recorded before then is indexed under Eau Gallie, so a search that only looks for Melbourne misses half the city’s history.
St. Lucie County
South of us · records at Fort Pierce
Over 80,000 lots were platted here and sold by mail to people who never came. Three generations later that is a chain running through a bankrupt developer, an out-of-state estate and one or more tax deeds.
