The short version

We will never email you wire instructions, and we will never send you a change to them. Not for any reason, and not on any day.

If a message arrives with our name on it and account numbers in it, it did not come from us. Before you move a dollar, call (772) 581-0084, ask for Diane or Kim, and read the numbers back to us out loud.

We would rather take that call a hundred times than watch one wire go to the wrong place. You are not bothering us.

How we send instructions

You will get wire instructions from a person, not from an inbox. We hand them to you at the office at 1208 US-1, or we give them to you on the phone with Diane or Kim, someone whose voice you already know by that point in your file.

What we will never do

Any message that does one of the things on this list is not from us, whatever name is on it. There is no exception to it, no version of it that is urgent enough, and no day of the week when it changes. If you are reading a message that does one of these things, stop reading and pick up the phone.

Send corrected figures on closing morning

Ask you to keep a transfer to yourself

Use this number, the one printed here, not a number that came in an email. Do it even when the instructions look exactly like ours. Especially then.

If you get something that looks like us

Do not reply to it and do not click anything in it. Call us at (772) 581-0084 and tell us what arrived, because it helps us warn the other people in your closing.

If the money has gone

Call your bank first and say the words wire recall

Then call us on this number

Then report it at ic3.gov. The first hours decide whether it comes back

Know the shape of it

What a fraudulent email looks like

It is not clumsy. The ones that work copy our signature, our address and the way we write, because whoever sent it has been sitting quietly in somebody’s inbox — an agent’s, a lender’s, sometimes the buyer’s own — reading the whole conversation and waiting for the week of closing. Then they send one message.

It usually arrives as a reply inside a real thread. It usually says the account has changed. It usually says today.

Check these three, every time

The sender’s address, letter by letter

Whether it wants you to move faster than the file has moved so far

Whether anything about the money changed since you last spoke to a person

Lookalike domain

An address that reads as ours at a glance and is not. Our only domain is paradisetitlellc.net. Mail from paradisetitlellc.com, paradise-title.net or paradisetitlellc.net.co is not from us, whatever the signature at the bottom says.
