The premium is fixed. Your reputation is not.
You already know the part your client does not. Every title agency in Florida quotes the same premium on the same purchase price, so there is nothing to shop. What you are choosing when you send a file is who answers the phone eight days before closing, when a lien surfaces and your client is standing in front of you asking what happened.

What you get
You get a name the day the contract lands. We open the file the day it arrives and tell you whether Diane or Kim is running it. You are not chasing a general inbox for a status.
The call about a defect comes to you first. If the search turns up a lien, an open permit or a boundary question, you hear it in plain words, with what we are already doing about it. You manage the conversation instead of reacting to it.
Figures go out before closing day. Numbers reach you and your client ahead of the table, not at it. Nobody finds a surprise in front of your client with a pen in their hand.
Where a file records
Recording is not the same in both counties.
We e-record. Indian River goes through CSC, ePN and Simplifile; Brevard adds HopDox.

Indian River and Brevard both record at $10.00 for the first page and $8.50 for each page after.
Titusville, on paper
Plats cannot be e-recorded in Brevard at all and must go to Titusville on paper. On a new subdivision that is a date on your calendar, not a formality.

The premium
Price is not a variable in a Florida closing.
Florida sets the title insurance premium by rule. Rule 69O-186.003 of the Florida Administrative Code fixes the schedule, adopted under section 627.782 of the Florida Statutes, and section 627.780 makes anything else illegal: a person may not knowingly quote, charge, accept, collect, or receive a premium for title insurance other than the premium adopted by the commission. The rates were last amended in January 2002 and took effect that July. They have not moved since.
$5.75 per $1,000 of coverage up to $100,000. $5.00 per $1,000 above that, up to $1 million. Minimum premium $100.
A storefront in Miami, a law firm in Vero Beach and this office on US-1 all quote the same number. If someone offers your client a discount on the premium, they are describing something that is not the premium, or something the statute prohibits. Either way it is a reason to look harder, not a reason to refer. Whoever you send the file to, the policy comes from an underwriter. Ours is Chicago Title Insurance Company, part of Fidelity National Financial.
The reissue rate
Tell your seller to find their old title policy.
If your seller already holds an owner’s policy on the property, the buyer may qualify for the reissue rate instead of the original rate. It is materially lower.
The reissue rate is a lower promulgated premium, available when the seller already holds an owner’s policy on the property.
Minimum premium $100, the same floor as the original rate.
On a $400,000 purchase the reissue rate is $1,230 against $2,075 at the original rate. A saving of $845 on a line everyone assumed was fixed.
Eligibility requires that a prior owner’s policy was issued and that we and the underwriter hold a copy of it. That is the whole barrier. It is the easiest cost reduction available in a Florida closing and it is missed constantly, because nobody asks the seller to go looking. Ask at listing, not at closing. For lenders: when an owner’s policy and a mortgagee’s policy covering the same land are issued at the same time, the mortgagee policy is issued at a simultaneous-issue rate rather than a second full premium. Ask us for the figure on your file.

Have you ever forwarded wire instructions?
In 2025 the FBI’s Internet Crime Complaint Center recorded 12,368 real estate complaints and $275,110,419 in reported losses. When a buyer wires a deposit to a criminal, the first question asked afterwards is who sent the instructions. That question lands on the person who forwarded the email.
We will never email you wire instructions, and we will never change instructions we have already given you by email. If a message arrives that appears to come from us with bank details in it, do not forward it to your client. Call the office and speak to a person first.

Can I send my client to a cheaper title company?
No. Florida fixes the title insurance premium by purchase price under Rule 69O-186.003, Florida Administrative Code, so every title agency in the state quotes the same premium on the same amount of coverage.
What is the reissue rate and who qualifies for it?
The reissue rate is a lower promulgated premium available when the seller already holds an owner’s policy on the property, charged at $3.30 per $1,000 up to $100,000 and $3.00 per $1,000 above that, and it requires a copy of the prior policy.
Who will be handling my client’s file?
