The short version
This website has no forms, no login and no newsletter. If you have never called us or opened a file with us, we hold nothing about you at all.
Your closing file is a different matter. It holds what a title agency needs: your name, the property, and for the title work sometimes a Social Security number. Both Florida and federal law govern what we may do with it. We do not sell it and we do not share it for anybody’s marketing, including our own.
There is no analytics tool and no advertising pixel on this site today. Nothing here reports your visit to Google, to Facebook, or to anyone else. If that ever changes, this page changes first and the tool gets named before it goes on.
On the site, and on the phone
What we collect
On the website, almost nothing, and none of it is ours. Our host records what any web server records to serve a page: the page requested, the kind of browser asking, and an IP address. We do not have a tool that turns any of that into reports, and we could not tell you who read this page if we wanted to.
When you call us, we take what a title agency needs to open a file: your name, a phone number, the property, and the details of the transaction. Later, the closing itself needs more than that. You hand it over on purpose, for a reason, and that is a different thing from a website collecting it quietly.
Nonpublic personal information
The federal term for what a financial company holds about you that is not already public: a Social Security number, account numbers, income, and what you told us in confidence. The public parts of a title file are public record by law and are not covered by it: the deed, the mortgage, the legal description.

This is the part most privacy policies bury, so it goes near the top. There is no form anywhere on this website. No contact form, no quote form, no newsletter, no account and no login. There is nothing here for you to fill in, which means there is nothing here for us to store.

Cookies and analytics
This site sets no analytics cookies and runs no advertising pixel. That is unusual enough to be worth stating plainly rather than leaving you to check: there is no Google Analytics, no Meta Pixel, no heatmap tool and no session recorder on any page of this website.
We may add a visitor counter later, because it is genuinely useful to know whether anybody found the site. If we do, it will be named on this page before it goes live, together with a way to switch it off. We are not going to add it quietly and update the small print afterwards.
Cookie
A small file a website asks your browser to keep, so the next page you open knows something about the last one. This site does not need one, and works with cookies switched off entirely.
Nobody here will ever email you asking for bank details.
Not on any day and for no reason. If a message carrying our name asks you to send money, confirm account numbers or act quickly, it did not come from us. Read the wiring policy, and call (772) 581-0084 before you move anything.
Years, not months
How long we keep it
Closing files are kept for as long as Florida law and our underwriter require, which is a period of years rather than months. That is not us being acquisitive: an old file is what answers a claim on your title ten years from now, and it is the reason the policy is worth anything.
On the website side there is nothing to expire, because there is nothing being kept.

You can ask what we hold about you and we will tell you. You can ask us to correct something that is wrong, and we will. What we cannot do is delete a closing file on request, because we are required to keep it, and because you would want it to exist if a claim ever landed on your property.

Your closing file
Everything you give us for a closing lives in your file. We share it only with the people the closing actually requires, and with nobody else. Not a marketing list, not a data broker, not another title company, and not an affiliate, because we do not have any.
If somebody outside that list ever asks us for something in your file, the answer is that they should ask you.

Children
This site is for people buying, selling and refinancing property, and it is not directed at children. We do not knowingly collect anything from anyone under thirteen. If you believe a child has sent us something, call and we will delete it.
When this changes
Changes to this page
If this policy changes, the date at the top of the page changes with it. We will not email you about it, for the straightforward reason that we do not have your email address.
